Sometimes, you may have an interest in a development that is not under your direct control.  You could, for example, be a:

  • funding institution
  • tenant or purchaser
  • bank or other development finance company
  • grant funder

You probably want peace of mind that the construction phase of a project is going to plan and want reassurance that the building will meet the agreed specification.

How William Martin can help

Our experience in this area is demonstrated by the fact that one or our Senior Directors, Peter Miller was a key member of the working group that developed the RICS Project Monitoring guidance note - a best practice document used in the UK and overseas.

We provide project monitoring services to suit your requirements, for example

  • an initial assessment of a project that includes reviewing the design team, the specification and the costings
  • reporting on the development's viability helping draw up loan and funding agreements
  • undertaking valuations on site

We will monitor progress by performing site visits and attending meetings at a  frequency and level of detail agreed with you.  Our reports can be as brief or as detailed as you need and they can vary during the course of the project to suit changing circumstances.

In the event of any problems during a funded project, we can also provide "stand-in" services when the borrower is in breach of its obligations and the lender needs to take control.

Our qualified staff have experience of monitoring projects in many sectors - with specific expertise in housing, leisure and retail - and across refurbishment, fit-out, major repair and new build projects.
